If you have rental properties and you’re not targeting military families, you could be missing out on great renters. Military families are always on the move and many prefer to rent rather than purchase a home. I’ll explain here
why military families make great tenant and what you can do to target them.

Military Tenants

Military families are a part of a much larger family, the military community. These professionals are trained and disciplined to follow rules and to respect others. They have a steady income, and can provide easily verifiable references
from their chain of command. Most will remain in an area for at least three years providing you with reliable rental income.


What makes a good rental


Military families are middle income families, with a great sense of pride and honor in what they do. Most prefer a home that reflects pride of ownership thatwill reflect their professionalism as a military member. So well maintained
housing is certainly a must. Most would prefer to live with in 10-15 minutes from the installation, although if you have just the right home many will travel up to 30 minutes to get to work. Three bedroom homes seem to accommodate the
majority but some will require much bigger.

You can attract military renters by offering a military discount or incentive. Here are some examples: 1/2 month rent off for first month, Free Cable T.V, paid trash and water, discount on rent for direct deposit, etc.. You can get creative
with your incentives, the important thing is, and military folks appreciate discounts and incentives from patriotic citizens. You could be missing out if you don’t offer one.

 How to target military families

There are several things you can do to advertise to military families. For started you can advertise for a very low fee on www.Off-baseHousing.com so relocating families can find your rental before they arrive in the area. For
those already in the area, you can easily print a 3X5 size flyer from your listing to post on bulletin boards etc. Next you can contact the Military Housing Office on the military base, most will accept your listing and make it
available to military families looking for homes, (this is a free service). Lastly advertise in the military news paper. All major military installations publish a paper once a week, and they have a housing section in the classifieds.
Contact the installation Public Affairs office and ask who the publisher is. Usually it is a private company in the community contracted to print the paper.

Offering a “Military Clause” is a must.

Military members will steer away form contracts that do not offer a military clause. This is simply a release from the contract if the military member is offered housing on base, or is transferred out of the area. Not often but occasionally members move before they were expected to and they can’t afford to be locked into a rental contract if the government is forcing them to relocate.
