What is it? It is an opportunity for military home sellers to save thousands of dollars in agent fees by performing some of the work normally done by an agent. Don’t let the idea intimidate you. Some of our agents have agreed to provide guidance and to complete all necessary documents until closing. In some cases, the agent may represent both the seller and the buyer (signed disclosure is required) for the same low fee. Instead of paying 6% or more, pay a reduced commission. We suggest 1-2%, but this should be discussed with your agent.
Here is how this process can work:

Seller identifies an agent on this site that offers FSBO assistance by searching the agent profiles for a particular area.

Contact the agent and agree to responsibilities and fees

Seller advertises home and locates a buyer

Terms of sale are agreed upon by both parties: sale price, fees for additional services like inspections, etc., and closing date
Then enters the agent who assists by writing up the purchase agreement and all other necessary documents, provides guidance in all aspects, and attends the closing to ensure success. Remember, an agent may not negotiate the terms of sale. Be sure to ask your agent what they will do and not do!
Why would an agent do this?
For starters, agents are patriotic too and are willing to assist military families. Because you are willing to do a lot of the work, agents don’t have to advertise, hold open houses, show your home, etc. YOU bring the buyer to them! They save time and money so they can work with other clients. Plus, if your home doesn’t sell, there is hope that you will select them as your full service agent at normal commissions. Of course, this option is always for you to decide.

Follow these easy steps and you are on your way to selling your home with the assistance of an agent at a FSBO commission:
STEP 1 Find one of our participating agents in your area. Search their profile page and see if they have selected to participate in the FSBO assistance program. If you do not see an agent in your area, contact us and we will identify one for you at no cost or obligation. If you are already working with an agent, let us know so we can invite them into our program.
STEP 2 Contact the agent and inform them that you would like to discuss their Military FSBO Assistance Program. At a minimum, make sure you discuss the following:
STEP 3 After you make contact with the agent, you should prepare your home. You will need to make sure your home is in it's best possible condition. Start from outside in front of your home and move up to the door. Repair or replace anything broken or worn. Remove unsightly items and store them in the back. You want your home to have great curb appeal. Do the same as you move through the house, look for things that a buyer will, and repair or replace them if needed.
STEP 4 Advertise your home! You can place ads in your local paper, place a sign in front and of course, advertise on our site. Some of our features include:
STEP 5 After a potential buyer has been identified, they should provide you with a written offer. Email works great while negotiating because it is easier to discuss terms when you are not feeling pressured face to face. Do not count this as a binding agreement! Agree to terms with your buyer and collect any data instructed by your agent. Your agent should take it from here!
Additional Notes: Because you have agreed to sell by owner, the agent may not advertise, hold open houses, or show your home. By doing this they save on expenses, therefore agree to a lower commission. They will usually not negotiate terms of sale including the price or closing feess. Ask your agent what they will do and not do!
If another agent contacts you about advertising your home for a full service commission, advise them that you are participating in the Military FSBO Assistance Program.
If the potential buyer's agent contacts you, you should advise the agent you are participating in the Military FSBO Assistance Program. At this point, you may be faced with a decision. Are you willing to pay extra for the buyer’s agent? If not, advise the agent that his or her fee must be paid by the buyer. Encourage the agent to reduce the fee to 1% for the buyer. |
